Building on Sandy Coastal Ground
Closer to the beach, soils run sandy. Sandy ground drains quickly, which helps, but it does not compact into a stable base on its own, and wind and salt air are part of the picture for exposed properties. Inland parts of town shift toward heavier soils that hold moisture through winter freeze and thaw cycles.
Either way, the build sequence is the same: excavate to proper depth, replace unsuitable material with gravel compacted in lifts, pitch surfaces so water moves away from the house, and choose pavers and stone that stand up to the exposure.
